Etihad Rail Boosts Fujairah Property Appeal

Fujairah has never had the same property-market noise as Dubai or Abu Dhabi. That may be part of its appeal. Homes are generally more affordable, space can be easier to find, and the emirate has the mountains-and-sea setting that weekend visitors already know well. Now Etihad Rail is giving investors a more practical reason to look east.
Real estate executives expect the passenger rail network to increase interest in Fujairah by making the emirate easier to reach from major employment and business centres. The important shift is not simply faster travel. It is that Fujairah could become more realistic as a place to live while working elsewhere in the UAE, rather than being treated mainly as a weekend destination.

Where Demand Could Appear First

The areas around Fujairah’s rail station are likely to get the earliest attention. Nasar Tajalli, general manager of Fujairah Real Estate Agency, expects interest to start with residential plots and villas around Fujairah and Sakamkam, before spreading into retail and mixed-use projects as the surrounding neighbourhoods develop.
That is a fairly believable pattern. A new transport hub does not instantly lift every property in an emirate. Buyers usually start by asking a much less glamorous question: how far is the home from the station?
Fujairah’s passenger station is in the Sakamkam area near Al Hilal City and was the first Etihad Rail passenger station to be completed. That makes nearby land and housing particularly easy for investors to put on a watchlist.

The 20–30% Price Growth Forecast Needs Context

Tajalli expects well-positioned properties close to stations could appreciate by around 20 to 30 per cent between 2029 and 2031. There’ll also be better connectivity supporting shorter commutes, more amenities and additional jobs.
That forecast will get attention, but it is still a forecast, not a guaranteed return. Rail access can change demand, yet location, property quality, ownership rules, new supply and the wider market will still decide which homes actually benefit.
There are already signs of stronger curiosity. Property Finder recorded 8,337 Fujairah property-sale searches in July, its strongest single month. Between June and July 2026, rental leads rose 11.1 per cent to 1,306, while sales leads increased 2.2 per cent to 92.

Why Fujairah Looks Different With Rail Access

Fujairah has long felt slightly detached from the UAE’s main property conversation. It is the only emirate located entirely on the east coast, facing the Gulf of Oman and bordering Oman. Mountains, beaches and diving spots give it a lifestyle that is difficult to imitate elsewhere in the country.
The catch has always been connectivity. A quieter home sounds attractive until the weekly commute becomes tiring. Rail can change that calculation.
Fibha Ahmed, vice-president of Sales at Bayut and dubizzle Property, said better connections could strengthen Fujairah’s appeal because buyers can access comparatively affordable homes and larger properties without feeling as cut off from major employment centres.

The Opportunity Goes Beyond Apartments and Villas

Housing is only one part of the story. Easier access can support tourism, retail, business activity and mixed-use development around transport nodes. More visitors and commuters mean demand for shops, services, offices and hospitality can grow alongside residential demand.
There is, however, one less exciting issue investors should not ignore - freehold access. Ahmed noted that expanding freehold ownership opportunities will matter if Fujairah wants to convert increased attention into long-term investment.
That is probably the most useful point in the whole discussion. A railway can bring people to Fujairah. It cannot, by itself, make every property investable.
For UAE buyers, the sensible thing to watch now is not if “Fujairah prices will rise.” It is which station-linked neighbourhoods gain real infrastructure, usable ownership options and everyday demand. Those are the places where Etihad Rail could make the biggest difference.
Etihad Rail could make Fujairah more practical for buyers who want lower prices, larger homes, and better access to jobs elsewhere in the UAE. Areas near Sakamkam station may benefit first, but the real gains will depend on infrastructure, freehold availability, property quality, and genuine everyday demand over time, too.
